Heritage Home Extension Epping: How we transformed A 1912 Federation Arts and Crafts Masterpiece, Historic Blairgowrie House.

When it comes to heritage renovations and extensions, every project requires a unique balance of historical respect and modern functionality. However, some projects stand out as a true testament to what can be achieved with the right building design and a collaborative DA approval process.
Blairgowrie House at Epping is one of those rare projects that feels especially significant.
A 1912 Federation Arts and Crafts Masterpiece | Heritage Home Extension
All the homes and extensions we design are special, but sometimes a project comes along that is truly exceptional, and Blairgowrie House is one of them. Originally built more than 110 years ago, this remarkable home is officially heritage listed as a 1912 Federation Arts and Crafts residence. Set on a private, park-like one-acre parcel of land, it is a property of real character and historical importance.
As an accredited Building Designer and Architectural Draftsman, my role was to design a detailed rear extension of more than 400m² in a style that closely reflected the original 1912 architecture, which was no small task.
Matching History with Modern Building Design
In many heritage projects, councils and owners often prefer the addition to be deliberately modern or contemporary in contrast to the original home. In this case, however, both the owners and the Council recognised how special the property was and wanted the new work to match the existing architecture as closely as possible.
Whether I am working on a luxury new home or a modest suburban extension, my goal is always to provide high-quality architectural drafting that meets the specific needs of the site. For Blairgowrie House, this meant diving deep into period-correct details to ensure the new construction certificate (CC) plans were seamless with the original structure.
Navigating the DA Approval Process with Parramatta Council
Achieving that outcome took more than two years of careful design development and close collaboration with both the owners and Parramatta Council. Because CDC approvals are not an option for heritage home extensions, success depends entirely on expert Council liaison and a solid DA application strategy.
Credit must go to Parramatta Council, who were highly engaged throughout the process and genuinely committed to achieving the best possible result. Thanks to that positive and collaborative approach, we secured DA approval within six months of lodgement, followed later by CC approval.
