Do I need a DA or CDC for a home extension in Sydney?

The approval pathway depends on the property, zoning, planning controls and proposed work. Some home extensions and first-floor additions may qualify for a Complying Development Certificate, while others require a Development Application through the local council.  We review the site, setbacks, building height, floor space ratio, heritage status, bushfire risk and other relevant controls early to identify the likely approval pathway.

What should be assessed before designing a first-floor addition or major renovation?

The existing structure, roof form, floor levels, site access, privacy, overshadowing, drainage, streetscape and planning requirements should be reviewed before the design is developed.  A surveyor, structural engineer, BASIX assessor or other consultant may also be required. Early investigation helps establish what can reasonably be designed, approved and built.
