Before developing the design, we review site levels, access, orientation, setbacks, building height, floor space ratio, drainage, privacy, neighbouring properties and other relevant constraints. The new home is then planned around the opportunities and limitations of the specific site rather than adapted from a standard design.
How do you determine whether a knockdown rebuild requires a DA or CDC?
The appropriate approval pathway depends on the zoning, lot dimensions, development standards, site constraints and proposed design. A Complying Development Certificate may be possible where the property and proposal meet all applicable standards. Projects that exceed those requirements or involve more complex planning issues generally require a Development Application. We review the likely pathway early and prepare the architectural drawings, consultant information and approval documentation required for council or private certifier assessment.
