Site, Design & Planning
Every project begins with a site review and planning assessment. We consider zoning, planning controls, site constraints and the most appropriate approval pathway before the design progresses.
The concept design is then developed around your brief, the property and planning requirements. We consider orientation, passive solar design, natural light, ventilation, glazing, privacy, access, drainage, buildability, bushfire exposure, neighbourhood character, frontage, parking and private open space.

Approvals & Construction Plans
Once the design is resolved, we prepare the plans and supporting information required for the appropriate approval pathway, including Development Applications (DA), Complying Development Certificates (CDC) and Construction Certificates (CC).
Depending on the project, this may also include BASIX and NatHERS documentation, a Statement of Environmental Effects, Waste Management Plan and information from specialist consultants. We coordinate with councils and private certifiers and can manage NSW Planning Portal lodgement and approval correspondence within the agreed scope.

Project Support & Design Detail
As the project develops, we coordinate the specialist consultants required for the design and construction plans. Depending on the project, this may include structural and civil engineers, bushfire consultants, heritage specialists, arborists, surveyors and other specialist reports.
Where included in the project scope, interior detailing and schedules can cover kitchens, bathrooms, laundries, joinery, fixtures, finishes and materials. 3D architectural visualisation can also be used to communicate the proposed design, materials and overall appearance.
Our design fees are fixed by stage and agreed scope, based on project complexity and the level of plans required.
