Building Designer Blue Mountains

Custom homes, extensions and renovations designed around the Blue Mountains landscape, local planning requirements and the way you want to live.

Building Design for Blue Mountains Homes

Designing in the Blue Mountains often means working with conditions that are quite different from suburban Sydney, including bushfire exposure, sloping land, established vegetation and sensitive natural surroundings.

Whether you are planning a custom home, knockdown rebuild, extension or renovation, we develop the design around the individual property rather than applying a standard solution with expert building design and architectural drafting.

Our Blue Mountains experience includes new homes and renovations across established residential and bushland settings, with careful consideration given to planning constraints, buildability and the character of the site.

Designing for Bushfire, Slope and Vegetation

Blue Mountains properties can bring several site constraints together, particularly bushfire risk, changing ground levels, significant vegetation and difficult access.

These conditions can influence where a home can be positioned, how levels are arranged and what construction requirements need to be addressed.

We identify these issues early and develop the design around the realities of the property, rather than trying to force a conventional suburban solution onto a site that requires more thought.

Designing for Mountain Climate and Character

The Blue Mountains is not one uniform residential environment. Established cottages, contemporary homes, bushland properties and more exposed elevated sites can require very different design responses.

Orientation, natural light, weather protection and the relationship between the home and its surroundings are considered alongside the practical requirements of the brief.

The aim is a home that feels appropriate to its location without resorting to a generic idea of what a “mountain home” should look like.

Blue Mountains Building Design FAQs

Do you work throughout the Blue Mountains?

Yes. Our Blue Mountains project experience includes Katoomba, Lawson, Glenbrook, Mount Riverview and other locations across the region.

Do you design homes on bushfire-prone land?

Yes. We have experience designing homes and renovations on bushfire-prone properties, including sites with significant BAL requirements. Where required, the design is coordinated with the relevant bushfire consultant’s assessment.

Can you design for sloping or difficult sites?

Yes. Changes in level, access, vegetation, bushfire constraints and the position of neighbouring properties can all influence the design. We consider these conditions from the beginning rather than treating them as an afterthought.

Do you design extensions and renovations?

Yes. We design alterations, additions and larger renovations to existing Blue Mountains homes, with consideration given to the existing building, site and surrounding character.

Can my project be approved through DA or CDC?

That depends on the property, planning controls and the proposed work. Some projects may qualify for Complying Development, while others require a Development Application through Blue Mountains City Council.

Do you prepare construction documentation?

Yes. Where required, we can continue from design and approval documentation through to detailed drawings for Construction Certificate or construction purposes.
