Project Overview
Dural House is an award-recognised contemporary acreage home designed for a sloping three-acre site in Sydney’s north-west. Building on our experience with numerous projects across the Dural area, we were commissioned to design a luxury single-storey home that responded to the site, captured the surrounding rural outlook and provided a highly functional lifestyle outcome for the owners. This was also the second home we designed for these clients, allowing the project to develop through a strong working relationship and a high level of design trust.
Sloping Site & Basement Garage Design
The three-acre site had a significant slope, which created the opportunity to tuck a large eight-car garage and workshop into the basement level. The basement also included a bathroom and internal lift, making the home more practical for everyday use and allowing groceries, luggage and heavier items to be moved directly up into the main residence. This approach allowed the home to retain a refined single-storey appearance while still delivering substantial functional space below.
Sustainable Design & Solar Orientation
The owners wanted a home that remained comfortable throughout the year, so the layout was carefully planned around solar access and seasonal performance. Rather than following a typical arrangement, the bedrooms were positioned toward the northern front of the home to take advantage of winter sun. The living areas were placed on the southern side to stay cooler in summer while still capturing views across the neighbouring fields through generous east and west glazing.
Interior Design & Design Collaboration
The owners gave us full creative freedom over the exterior finishes, allowing the home to develop a strong and cohesive contemporary identity. We also collaborated closely with Leigh Holt Interiors, who handled the furniture and lighting selections to complement the overall design direction. The result was a home where the architecture, interior selections and rural setting worked together as one complete design.
Council Approval
The approval process was smooth and efficient, with Hornsby Council approval secured in just eight weeks and with no neighbour objections. This reflected the strength of the design response, the quality of documentation and the careful consideration given to the site and surrounding context.
Project Outcome
Dural House is a strong example of luxury acreage home design that combines architectural quality, practical planning, sustainable orientation and a strong response to site conditions. The completed home makes the most of its sloping rural setting while delivering a refined, comfortable and highly functional lifestyle property.
