We can take your project from the initial design through to the drawings and documentation required for the appropriate approval pathway.
Our services include concept design, architectural drafting, DA or CDC documentation, consultant coordination and Construction Certificate documentation.

Do you only work in Castle Hill?
No. Distinct Innovations is based in Castle Hill and works throughout the Hills District as well as other areas of Greater Sydney and selected NSW regions.
Do you design both new homes and renovations?
Yes. Our residential work includes custom homes, knockdown rebuilds, extensions, first-floor additions, major renovations, acreage homes, duplexes and low-rise developments and other site-specific residential projects.
Can you prepare plans for council or CDC approval?
Yes. Depending on the property and proposed work, we can prepare the design and documentation for a Development Application or Complying Development Certificate pathway and coordinate the supporting consultants required for the project.
Do you prepare Construction Certificate drawings?
Yes. Where required, we can continue the project through to Construction Certificate documentation following the design and approval stages.
Do you work on difficult or sloping sites?
Yes. We regularly design homes where slope, bushfire requirements, restricted building areas, vegetation or other site constraints influence the design.
