THE BRIEF
The owners wanted a substantial contemporary family home with six bedrooms, multiple living areas, generous garaging, alfresco entertaining and a swimming pool. The design also needed to respond to the significant fall across the site and the additional design controls applying within Bellevue Residences.
THE DESIGN RESPONSE
The approximately five-metre site fall was used to integrate a basement level into the lower portion of the home, providing additional living space and garaging while maintaining a cohesive contemporary form above. The design also progressed through the Bellevue Residences design review process and later required responses and negotiated changes following four neighbour objections during Council assessment.
PROJECT OUTCOME
Following an extended design and approval process, Banyan House received approval and was constructed. The completed home demonstrates how a substantial custom residence can successfully respond to a sloping suburban site, additional estate design controls and a complex approval process.
