THE BRIEF
The brief was to replace the existing fibro home with a more functional two-storey residence that could provide the space required for family living without overwhelming the relatively narrow block. The new home was designed with three bedrooms, two living areas, dining and kitchen spaces, bathrooms, laundry, powder room and a single garage.
THE DESIGN RESPONSE
With a site frontage of only 10.76 metres, the design needed to use the available width carefully while still providing practical internal spaces, natural light and a comfortable relationship with neighbouring homes. The house uses a two-storey timber-framed construction with weatherboard-style cladding, allowing the upper level to accommodate the private bedroom spaces while retaining the ground floor for everyday living. The garage floor was also lowered to suit the required driveway profile. BASIX requirements incorporated a minimum 4,000-litre rainwater tank and an outdoor swimming pool limited to 27 kilolitres.
PROJECT OUTCOME
The completed home provides significantly more usable family space while remaining well suited to the scale of its Collaroy Plateau setting. The narrow frontage has been handled efficiently, with the single garage, covered entry and upper-level accommodation combined into a compact two-storey form rather than allowing the garage to dominate the street frontage. The result is a practical knockdown rebuild designed around the constraints of a relatively small Northern Beaches block.
