THE BRIEF
Following approval of the owners’ earlier Valentine House design, their plans changed and they decided not to build it as their long-term home. They later recommissioned us to develop a new design for the same property, this time with a stronger investment focus. The brief called for a practical contemporary five-bedroom home with generous living areas, a double garage and a layout suited to both family living and the long-term value of the property.
THE DESIGN RESPONSE
Dilkera House was developed as a more streamlined two-storey residence with open-plan kitchen, dining and family spaces, a separate theatre/lounge, study, five bedrooms and a double garage. The design also needed to respond to the property’s established site constraints, including flooding, mine subsidence and acid sulfate soils. These considerations have been incorporated into the design and supporting consultant requirements from the outset. The BASIX assessment has been completed and passes the required water, thermal performance and energy targets, while Subsidence Advisory NSW approval has also been obtained.
PROJECT OUTCOME
The architectural design is complete and the project is now progressing through preparation of the supporting documentation required for Development Application lodgement with Lake Macquarie City Council. Consultant information and approval documentation are being coordinated before the DA is formally submitted. Dilkera House represents a different response to the same property as the earlier Valentine House, with the new design shaped around a more investment-focused brief while still addressing the site’s technical constraints.
