More About This Project
The Brief
The brief was to create a contemporary custom home that would stand apart within the Newcastle and Lake Macquarie residential market while remaining commercially viable. The design needed to maximise site potential, address complex planning constraints and provide a practical, buildable outcome suited to modern family living.
The Design Response
Detailed building design, architectural drafting and technical planning were undertaken to address the site's sloping topography, BAL-29 bushfire classification and mine subsidence requirements. The design combined strong street appeal, functional living spaces and passive solar design principles while ensuring compliance with DA approval requirements and maintaining construction efficiency.
Project Outcome
Merealba House demonstrates how thoughtful custom home design can respond to complex site constraints without compromising architectural quality. The completed residence provides a distinctive, practical outcome shaped around the site’s slope, BAL-29 bushfire requirements and mine subsidence constraints.
Long Stanging Client Relationship
The project also forms part of a long-standing relationship with a repeat client who has now engaged Distinct Innovations for four separate custom home designs. That relationship includes Valentine House, Dilkera House and Merealba House, with a fourth custom home currently in the concept design stage. Each project has involved a different site, brief and set of planning considerations across the Lake Macquarie and Newcastle region, with the client returning to us as each new project has developed.
