Custom New Home design for a property developer, navigating a sloping block, mine subsidence, and BAL-29 constraints as a bespoke alternative to project homes.

Merealba House | Lake Macquarie
This project at Billy’s Lookout Estate in Teralba is a great example of how you can get a high-end, custom feel even when working within the constraints of a project home budget. The goal was to give a developer something that stood out in the Newcastle residential design scene, blending the individuality of a bespoke build with the broad appeal needed for the modern market.
Designed specifically for first and second-home buyers in the Lake Macquarie area, we focused on delivering a home that balances cost-efficiency with real style and long-term livability. It’s all about making sure the "wow factor" is there without blowing the budget.
Of course, the site itself threw us a few curveballs. We had to expertly navigate a sloping block that was both in a bushfire-prone BAL 29 area and subject to mine subsidence requirements. As experienced building designers, we planned the structure to hit every compliance mark while keeping the design safe, practical, and visually striking.
This was actually our fifth project with this particular developer and their family. That kind of repeat partnership is something we’re really proud of, it’s built on years of trust and a shared commitment to delivering homes that consistently punch above their weight in the Newcastle and mid-north coast region.
