The Brief
The objective across these projects was to create two well-planned homes that make efficient use of the available land without compromising everyday liveability. Key considerations included separate entries, vehicle access, parking, privacy between the homes, natural light, private open space and a cohesive street presentation while still giving each residence its own identity.
The Design Response
Each duplex design was developed around the opportunities and constraints of its individual site. Lot width, setbacks, orientation, driveway access, neighbouring properties and planning controls influenced the layout and positioning of the two homes.
Floor plans, garages, entries, living areas, private open spaces and window locations were coordinated to balance privacy, solar access, natural light and efficient use of the land.
Architectural drafting and approval documentation were then developed for the relevant approval pathway, creating duplex homes that are practical to live in, straightforward to construct and well resolved from the street.
Project Outcome
This collection demonstrates Distinct Innovations' experience in duplex design across a range of Sydney residential sites.
Each project responds differently to its land, planning requirements and client brief, while maintaining the same objective: two functional, individually liveable homes with good privacy, natural light, efficient land use and strong street presentation.
