THE BRIEF

The client wanted a new family home as part of a dual occupancy and subdivision development while making effective use of the large but constrained Beecroft site.  The home needed to provide generous family living while responding to heritage and bushfire requirements, significant existing trees and the site's restricted building envelope.

THE DESIGN RESPONSE

The home was designed with a traditional architectural character to respond appropriately to the surrounding Beecroft streetscape and heritage context.  Site planning was influenced by significant existing trees, bushfire requirements and the deep access arrangement. Previous fill associated with an old tennis court also required geotechnical consideration, with the building levels and foundations developed around the more reliable natural ground conditions.  Living areas and the front porch were positioned to take advantage of northern sunlight, while the overall building footprint and setbacks were carefully planned to maintain substantial landscaped and private open space.  The Development Application required coordination with Hornsby Shire Council and specialist consultants to resolve the site's planning, heritage, bushfire and tree-protection requirements.

PROJECT OUTCOME

Malton Road I House demonstrates how a constrained subdivision site can accommodate a substantial family home while responding to multiple planning and site conditions.  The approved design balanced traditional character, northern solar access, bushfire requirements, tree protection and site stability while maintaining generous landscaped areas and private open space.
