Malton Road I House | Beecorft

Project Overview

Malton Road House was one of two new homes designed for a subdivided 2,400m² block in Beecroft. As building designers experienced in complex residential projects, we were brought in to create a design solution that respected the established character of the area while delivering the modern functionality and development value required by the client.


Heritage, Bushfire & Tree Preservation Constraints

The site came with a challenging set of planning and design considerations. The new homes needed to respond to strict Heritage and Conservation controls, meet bushfire compliance requirements and protect significant mature trees across the property. At the same time, the design had to maximise every part of the project within a tight 250m² building envelope, making the layout, footprint and architectural form especially important.


Development Application & Design Collaboration

The 12-month design and approval process required close collaboration with council, consultants and neighbours to guide the Development Application through to approval. By adopting a traditional and understated architectural style, the homes were designed to sit comfortably within the Beecroft streetscape while still making full use of the site’s subdivision potential.


Schedule of Finishes & Construction Consistency

To help protect the design intent through construction, we prepared a detailed Schedule of Finishes. This allowed the builder to deliver a cohesive interior and exterior outcome that remained consistent with the original planning and design direction, while ensuring the completed homes responded appropriately to the regulatory requirements and site constraints.


Project Outcome

Malton Road House is a strong example of how careful residential design can unlock the potential of a constrained subdivision site while respecting local character, heritage expectations, bushfire requirements and existing landscape features. The result is a well-resolved Beecroft home that balances development feasibility with a traditional architectural response suited to its setting.
