House II of Dual Occupancy Development custom residential design within a 2,400m² subdivision, featuring a traditional aesthetic engineered to meet strict heritage, bushfire, and tree preservation constraints.

Malton Road II House | Beecroft

As building designers in Beecroft, we were brought in to create two new homes on a subdivided 2,400m² block. This project required some really innovative design solutions to respect the local character while delivering the modern functionality the developer needed to maximize their investment.


The site came with a long list of challenges. We had to navigate strict Heritage and Conservation restrictions to ensure the new homes blended into the streetscape, all while meeting Bushfire compliance and protecting the significant mature trees on the property. We also had to maximize every inch of the design within a tight 250m² building envelope.


The 12-month design and approval process involved a lot of collaboration with the council, consultants, and neighbors to get the Development Application (DA) across the line. By sticking to a traditional and understated architectural style, we made sure the homes complemented the area's heritage.


To keep the vision consistent through to the end of construction, we provided a detailed Schedule of Finishes. This allowed the builder to deliver a cohesive interior that matched our original planning. The result is a pair of homes that meet every regulatory requirement while making full use of the site's subdivision potential and site constraints.
