Malton Road II House | Beecroft
Project Overview
Malton Road II House was the second home designed as part of a dual occupancy development on a subdivided 2,400m² block in Beecroft. As building designers experienced in complex residential design, we were engaged to create two new homes that respected the established local character while still delivering the modern functionality, planning efficiency and development value required by the client.
Heritage, Bushfire & Tree Preservation Constraints
The site involved a detailed set of design and approval challenges, including strict Heritage and Conservation controls, bushfire compliance requirements and the protection of significant mature trees across the property. The design also needed to maximise every part of the home within a tight 250m² building envelope, making the planning, layout and architectural restraint especially important.
Development Application & Streetscape Response
The 12-month design and approval process required close collaboration with council, consultants and neighbours to move the Development Application through to approval. By maintaining a traditional and understated architectural style, Malton Road II House was designed to complement the Beecroft streetscape while still supporting the broader subdivision potential of the site.
Schedule of Finishes & Construction Consistency
To keep the design vision consistent through to the end of construction, we prepared a detailed Schedule of Finishes. This helped the builder deliver a cohesive interior and exterior outcome that remained aligned with the original planning intent, while ensuring the completed home responded properly to the site constraints, regulatory requirements and surrounding neighbourhood character.
