THE BRIEF
The brief was to transform a commercial tenancy within Oran Park Shopping Centre into a contemporary real estate office for Simon Property Co, combining a professional client-facing environment with the practical requirements of a busy workplace. The fit-out needed to accommodate reception, specialist retail functions, a boardroom, sitting area, sales hot-desking, kitchenette and staff facilities within a compact tenancy. The design also needed to satisfy the landlord review process and coordinate the technical requirements of a commercial fit-out.
THE DESIGN RESPONSE
Distinct Innovations developed the project from concept planning through to detailed architectural drafting, including floor plans, reflected ceiling plans, elevations, 3D visualisations, finishes boards, electrical and hydraulic layouts, internal sections, joinery details and signage documentation. The interior was refined to feel more open, calm and spacious, with a softer material palette and a clear separation between public and staff areas. Custom elements including the reception counter, feature door, kitchenette, glazing and signage were individually detailed, supported by a coordinated finishes, fixtures and fittings schedule.
PROJECT OUTCOME
The design progressed through landlord review to final design approval, with a coordinated documentation package prepared for the proposed fit-out. The finished design brought together space planning, interior design, custom detailing, material selection, services coordination and architectural drafting within one resolved commercial package, demonstrating the level of detail required to take a compact tenancy from concept through to approval-ready documentation.
