THE BRIEF
The brief was to create a substantial custom family home with a traditional architectural character suited to its Beecroft setting. The owners wanted comfortable and functional living spaces across two levels, generous natural light, landscaped gardens and a strong connection between the main family areas, rear yard and swimming pool.
The design also needed to respond appropriately to the property's location within the Beecroft/Cheltenham Heritage Conservation Area, established trees, bushfire-prone setting and the site's natural cross-fall.
THE DESIGN RESPONSE
The home was designed as a two-storey traditional residence with four bedrooms and additional family accommodation upstairs, together with the main kitchen, dining, family, lounge and study areas at ground level.
Living and sitting rooms were positioned at the northern front of both levels to take advantage of direct northern sunlight, while a separate rear living area provides a strong connection to the backyard and swimming pool.
During the Development Application process, the proposal was reviewed by Hornsby Shire Council's Heritage Advisory Committee. Concerns were raised about the visual impact of the two-storey front element within the heritage streetscape, and the design was amended in response while retaining the intended traditional architectural character.
An Arboricultural Impact Assessment was also coordinated to address the retention and protection of established trees around the proposed building footprint.
PROJECT OUTCOME
Beecroft House delivers a substantial custom family home that combines traditional architectural character with practical contemporary living, northern solar access and direct connections to the landscaped garden and swimming pool. The Development Application successfully progressed through heritage review, arboricultural assessment and bushfire planning requirements before receiving Hornsby Shire Council approval and progressing to Construction Certificate documentation. The completed design demonstrates how a new custom home can respond to the character of a Heritage Conservation Area while resolving site, tree and bushfire constraints.
