THE BRIEF
The owners required a large two-storey family home with four bedrooms, multiple living areas, a gym, three-car garage and inground swimming pool. The design also needed to work within the site's prescribed building envelope and respond to the natural fall of the land.
THE DESIGN RESPONSE
The home was positioned within the available building envelope, with the garage set at a lower level to respond to the site slope and driveway requirements. The design incorporated the property's approximately 5 metre overall cross fall while limiting unnecessary cut and fill. The site was also bushfire-prone. A BAL-29 construction standard applied to the primary exposed elevations, with BAL-19 permitted to the southern elevation due to shielding from the building itself.
PROJECT OUTCOME
Pelitt Lane House was successfully approved and completed, delivering the family home, three-car garaging and swimming pool within the site's bushfire and planning constraints. It was also the first of three homes we have since designed and obtained approval for this client, reflecting an ongoing working relationship built across multiple projects.
